Strategic Land Acquisition & Development
UK

Project: Gravity (former site for ROF Bridgwater)
Region: Somerset, UK
Property Type: Strategic Land Development
Year: 2017 – Present
Funding: Joint Venture, Direct

In early November 2017, Salamanca Group acquired a 635-acre site in Somerset (former ROF Bridgwater). Forming part of the multi-location Heart of the South West Enterprise Zone, the size and location of the site makes it one of the most strategically important land parcels in the UK today.

The 635-acre mixed use site, named Gravity, has existing planning permission for 222 net acres of B1a, b and c; B2; B8; energy generation; land set aside for leisure use; and land allocated for the reinstatement of the rail head link to connect directly to the main line. Salamanca Group is seeking interest from the business community to establish presence on the site through setting up manufacturing and advanced manufacturing facilities, assembly and distribution operations, datacentres, AI and robotics, and R&D facilities.

Gravity will be an immersive, connected, intelligent and sustainable mixed-use campus, home to the World’s most innovative companies. Purpose built, diverse workspaces and resilient technologies will be set against an established natural landscape – supporting a culture of innovation and well-being that blurs the boundaries between work and play. Gravity will be designed to shape connections between people and the places in which they work, for a cleaner, sustainable future.

Given the sites former usage as the Royal Ordnance Factory Bridgwater, decommissioning and remediation works are required.  BAE Systems (former owners) will retain responsibility for remediating the site with an expected completion in December 2019.

Current activities are focused on working with the council, local communities and partners to achieve the optimal future for the site.

If you are interested in becoming a future tenant at the site, please contact Martin Bellamy
