Real Estate – Retail & Commercial Property in Bulgaria

Project: Bulgaria Mall
Region: Bulgaria
Property type: Retail & Commercial
Funding: Joint Venture, Direct

Bulgaria Mall is one of the largest mixed-use property projects in Bulgaria with circa 50,000 square metres of retail, office and entertainment spaces, plus the requisite parking. The Mall was opened by the President of Bulgaria in November 2012.

Tenants include Carrefour, H&M, Esprit, Benetton, Geox, Guess, Camper, Debenhams and Arena cinemas as well as a children’s entertainment area and restaurants.

A 17-storey, 20,000-square-metre office tower was completed in March 2014 and the building is substantially let to a number of international tenants.

Our Real Estate team equity financed the project using an unregulated collective investment scheme (UCIS); UniCredit Bank and its subsidiary Bank Austria provided debt finance.

Despite the unfavourable economic climate, the expertise of our Real Estate teams, in conjunction with our joint venture partner MRP International, allowed Bulgaria Mall to welcome 104,000 visitors on the opening weekend, with a strong footfall ever since.

In 2013, Bulgaria Mall was the winner of the BREEA “Building of the Year” in the category “Buildings with Elements of Green Architecture”.
